CAM Releases the Building Michigan Podcast, Episode 18

The Historic Renovation of Detroit’s Book Tower

CAM Magazine’s 2023 Project of the Year

Bloomfield Hills, MI (June 4, 2024) – Season 3, Episode 18 of the Building Michigan podcast, hosted by Kevin Koehler, president of the Construction Association of Michigan, shines a spotlight on the monumental renovation of Detroit’s historic Book Tower, CAM Magazine's 2023 Project of the Year. Koehler converses with key figures from the construction project team: Larry Brinker, Jr., CEO and President of Brinker Group, and Paul Yambor, Project Executive for The Christman Company. The two companies established a joint venture to manage Book Tower’s construction, successfully transforming this iconic structure.
 

BookTower-Aerial-20220412-020The 38-story Italian Renaissance-style building has been a landmark in downtown Detroit for nearly 100 years. After decades of vacancy and disrepair, the building was purchased by Bedrock and underwent a seven-year, $400 million renovation. The project involved extensive restoration, including the replication of the building's original cornice, replacement of 2,500 historic windows, and the restoration of a three-story atrium with a stained-glass dome. Today, the Book Tower houses apartments, offices, restaurants, a hotel, and event spaces, blending historical charm with modern amenities.

Larry Brinker, Jr. discussed the vision behind the renovation, emphasizing Bedrock's commitment to preserving the building's history while ensuring its sustainability for the next century. He highlighted the importance of leaving a lasting legacy and contributing to Detroit's revitalization.

The Christman Company’s expertise was crucial in maintaining historical accuracy while integrating modern amenities. Paul Yambor explained how the design team, including the Kramer Design Group and ODA Architects, balanced preserving original elements with introducing new, energy-efficient systems.

One of the podcast’s most intriguing segments was the discussion about the project's logistical challenges. The renovation of a 38-story building without a working elevator required innovative solutions, such as installing a dual hoist system on the exterior. This allowed for the transport of materials and personnel, facilitating the extensive interior demolition and restoration.

Concealed for decades to allow for extra office space, the atrium was uncovered and brought back to life with 7,000 pieces of intricately crafted stained glass. This restoration was a testament to the dedication and skill of the project team and their partners, such as Femenella & Associates, known for their expertise in stained glass.

Larry and Paul both expressed pride in the work, noting the collaborative effort required to achieve such a significant transformation. They credited Bedrock’s vision and support, along with the talent of local Detroit-based subcontractors and craftsmen, for the project’s success. This includes RAM Construction, CASS Sheet Metal, Eugenio Painting, Universal Glass, Wolverine Stone, and many others.

The episode concluded with reflections on the broader impact of the Book Tower renovation. Larry and Paul spoke about the sense of fulfillment in contributing to Detroit’s revitalization and preserving its architectural heritage. They highlighted the importance of creating spaces that honor the past while serving future generations, ensuring that buildings like the Book Tower continue to be integral parts of the city’s fabric for generations to come.
